Job Description:

Overview

The Regional Maintenance Supervisor is responsible, under the general supervision of the Vice President, Multi-Housing, for all phases of general repair maintenance, physical condition and preventative maintenance of assigned properties ensuring that the properties are maintained at all times in good physical condition with a stabilized fiscal operation.  This position is the direct supervisor for the maintenance supervisors of various portfolios and requires someone who is passionate about taking care of the customer and promoting good teamwork.

Essential Functions and Responsibilities

Provide role model for maintenance staff by following all company policies and presenting an appearance appropriate to the image of the properties.

Maintain and coordinate daily work schedules and reporting processes.

Review and approve timesheets, mileage and expense reports.

Maintain Employee certifications and opportunities for new certifications.

Assist in providing internal and external training seminar opportunities for maintenance personnel.

Assist in coordination of regular leadership meetings for process writing and training.

Provide tracking of individual employee skills acquired within the maintenance team.

Report accidents, emergency, or safety concerns to supervisor immediately.

MARKETING AND LEASING:

Perform routine building and grounds inspections and assure appropriate actions are taken to assure marketable curb appeal and property integrity.

Ensure turns are completed on schedule and meet the marketing needs for each property.

TENANT ADMINISTRATION:

Maintain 24 hour on-call schedule and process to handle service requests.

Monitor and track customer service through work order processing and Yardi reports.

Provide third call back-up assistance and 24 hr. Emergency service support.

Coordinate and maintain security surveillance systems per property as needed.

Provide third call back-up support for EMS, Fire, and in room pull stations.

Provide consistent follow up to ensure that goals and tasks are achieved.

MAINTENANCE AND PURCHASING:

Maintain company preventative maintenance program including the creation and adaptation of appropriate forms to document PMs and property unit logs.

Procure bids for Lawn Care and Snow removal per property as well as supporting documentation for vendor packets.

Ensure all local and state building codes and inspections are met and maintained.

Responsible for inspection and repair of structural building wear and tear.

Project winterization and summarization, and accompany Property Managers on these inspections, as well as, all government inspections of the properties.

Notify the Project Manager of any potential maintenance problems and provide potential solutions to the problems.

Provide procurement of all maintenance and grounds equipment

Oversee servicing of maintenance and grounds equipment.

Motivate team to achieve unit turns within 5 days.

Maintain a relationship with suppliers, vendors and other professionals servicing the properties.

Provide approval to all purchases over set amount provided each property.

Utilize Bradley Co. name and volume to maximize buying power.

ACCOUNTING AND REPORTING:

Control expenditures within budgetary guidelines.

Provide tracking and reporting of budgetary expenses.

Actively participate in process improvement meetings.

Track and chart labor efficiency, trends, and causes

Job Requirements:

Proven experience as maintenance supervisor or similar role

Excellent communication and interpersonal skills

Professional Certifications (e.g. CMRP or HVAC certified) are preferred
